The 30-year fixed mortgage rate is back within a hair of 7% this month, its highest level in over a year, and buyers who've been watching from the sidelines are asking the same question: has anything really changed, or does the math just look different now? Here's a plain read on where rates stand, why they've been climbing, and what it actually means for a purchase in New York City.

Where rates stand today. As of this week, Freddie Mac's survey puts the 30-year fixed rate at 6.95%, up from 6.76% the week before and 6.26% a year ago. The 15-year fixed sits at 6.26%. That's a meaningful year-over-year jump — roughly two-thirds of a percentage point on the 30-year — and it comes after rates had spent much of 2024 and 2025 drifting gradually lower from their 2023 peak near 7%.

A little perspective helps. Rates this decade have moved further and faster than most buyers expected. They bottomed out near 3% during 2020 and 2021, more than doubled to 7% by 2023, eased back toward the mid-6% range through 2024 and 2025, and are now climbing again in 2026. In other words, today's rate isn't a new record — it's a return trip to territory we've already been in twice this decade, which is worth remembering before a headline number causes anyone to panic.

Why rates have been climbing. Mortgage rates track closely with the yield on 10-year Treasury bonds, which move on expectations for inflation, Federal Reserve policy, and the overall pace of economic growth. Recent data showing inflation running hotter than expected, combined with a Fed that has signaled it isn't in a hurry to cut rates further, has pushed bond yields — and mortgage rates with them — back up. None of this is unique to New York; it's a national repricing that shows up in every local market, including ours.

What it means for a buyer's monthly payment. The difference between 6.26% and 6.95% doesn't sound like much on paper, but it adds up fast at New York City price points. On a $700,000 mortgage — a realistic loan size for a Downtown Brooklyn condo purchase — that swing adds roughly $330 a month to the payment, or close to $4,000 a year. On a co-op or condo with a $1M+ loan, the difference is larger still. It's worth running the exact numbers with a lender before assuming a rate move like this is a dealbreaker; sometimes it changes the budget, not the decision.

What it means for buying power. Higher rates reduce how much home a given monthly budget can support. A buyer who qualified for $850,000 at 6.26% may find their pre-approval closer to $800,000 at 6.95%, all else equal. That can mean adjusting the search — a smaller unit, a different neighborhood, or a longer list of "nice to have" features that move to "next time." It doesn't mean stepping out of the market; it means recalibrating expectations before you start touring.

For co-op buyers specifically. Board financial requirements — minimum down payments, debt-to-income ceilings — are usually fixed regardless of where rates sit. When a rate increase also raises your monthly carrying cost, it can push a buyer closer to a board's limits even if the purchase price hasn't changed. Getting pre-approved and reviewing a target building's financial requirements early avoids an unpleasant surprise later in the process.

Why it doesn't necessarily mean waiting. It's tempting to sit out until rates drop, but that strategy carries its own risk: if rates ease later, more buyers come off the sidelines at once, competition increases, and prices can move up to absorb the savings. Buyers who purchase now and refinance later, if and when rates fall, sometimes end up ahead of buyers who waited for a rate that never arrived on their timeline. "Marry the house, date the rate" has become a cliché for a reason — it's usually true.

A few ways buyers are adapting. Rate buydowns, where a seller covers points to lower a buyer's effective rate for a year or more, have become a more common piece of negotiations. Adjustable-rate mortgages, once out of favor, are getting a second look from buyers who expect to refinance or sell within five to seven years. And more buyers are simply widening their search — Downtown Brooklyn remains competitive, but nearby neighborhoods sometimes offer more room to negotiate on price, which can offset some of the rate impact.

Rates will keep moving, in both directions, and no one — including your lender — can time the bottom with certainty. What actually matters is understanding your own numbers: what a given rate does to your payment, what it does to your buying power, and whether the home you want still makes sense at today's cost of borrowing. That's a conversation worth having before you start touring, not after you've fallen for a place.
